About the firm

Nearly three decades of Peninsula commercial real estate.

The Trafton Group was founded in 1997 and has represented hundreds of clients on the San Mateo Peninsula, among them GTE/Sylvania, Cellular One, Computer World, Affiliated Bank Shares, BWFS Bank, Fish & Neave, Total Petroleum, Patson, EW Blanch, Wellfleet Communications, C-Rem Engineers and Rosan Inc.

The firm's primary focus is professional representation of landlords and tenants. Bruce Bean's architectural background is a real advantage on that work: it lets him read a building the way an occupier and an owner both have to read it — the shell, the systems, the improvement cost, what a space can reasonably become — and translate that into appropriate selling, purchasing and leasing decisions for building owners and users alike.

Before founding the firm, Bruce Bean was with Cushman & Wakefield of California (1995–1997), TRI Commercial ONCOR International (1989–1995), The Rubicon Group (1988–1989, merged into TRI in 1989), and was partner and president of Beavers, Bean & Hale Associates from 1976 to 1988. He serves on the Board of Trustees for Crystal Springs/Uplands School and for HIP Housing, is a member of the San Mateo County Economic Development Association, and sits on the board of OP Contract, a Herman Miller dealership.

The team today is Bruce Bean, Suheil Sahouria, Billy DeMartini and Matt Lennon, working out of the San Mateo office on Amphlett Boulevard.

Position and objectives

We start with what the asset or the occupier actually needs: timing, capital available, operational constraints, and what a good outcome looks like twelve and sixty months out. Everything downstream is calibrated to that.

Space and improvement analysis

The in-depth look at space needs and requisite improvements. Bruce's architectural background is applied here — what the shell will allow, what the improvements will really cost, and which of those costs belong on which side of the table.

Market evidence

Comparable sales and lease transactions, current availabilities, and where the competing space sits. You get the numbers behind the recommendation, not just the recommendation.

Marketing or search

On the landlord side, property websites, drone films, 3D virtual tours and broker cooperation. On the tenant side, a canvassed survey including quiet availabilities that come through long-standing landlord relationships.
